About This Design

A she shed is not just a storage shed with better curtains — it is a purpose-built retreat, and the difference starts with light. This 10×12 gable design places three windows in addition to the entry door: one centered on the north wall, one on the east wall, and one on the west wall. The result is a room that tracks daylight from morning to late afternoon and never feels dim or cave-like.

At 120 square feet with 8-foot walls and a 6/12 gable peak above, there is genuine vertical space for floating shelves, a small loft above the door wall, or a cathedral-feel studio. The triple window layout creates natural cross-ventilation on warm days, so the space stays comfortable without mechanical cooling. A single 36-inch door centered on the south wall provides a clear, welcoming entry.

The 6/12 roof pitch keeps the peak under 13 feet — within most HOA height limits — while still providing attic volume above the top plate. All framing members cut from standard 10- and 12-foot lengths, keeping material waste to a minimum and the cut list straightforward for a one- or two-person build.

Key Features

  • 120 sq ft floor area designed as a personal studio or retreat
  • Three windows (north, east, west) for all-day natural light and cross-ventilation
  • 6/12 gable roof with 12" overhang keeps rain clear of windows
  • 8' walls with loft potential above the south entry wall
  • Single 36" entry door centered on south (front) wall
  • All framing from standard 10' and 12' dimensional lumber

Build Notes

Set this shed on a gravel pad with three 4×6 pressure-treated skids running the 12-foot direction, spaced at 5 feet on center. Frame with 2×4 studs at 16-inch spacing throughout. With three window openings in addition to the door, plan your stud layout carefully: each rough opening interrupts one or two layout studs and requires trimmer studs, king studs, and a header. Window headers at this width are doubled 2×4 laid flat — adequate for openings up to 48 inches in a non-load-bearing gable wall. The door header is a doubled 2×6.

Each window rough opening should be framed to the manufacturer’s rough opening size, typically 2 inches wider and 2 inches taller than the unit size. Set sill heights at 44 inches above the subfloor for standard clearance on 8-foot walls, which places the top of the window at 80 inches — just below the top plate. For the gable ends, calculate cripple stud lengths using the 6/12 pitch — the engine generates exact cut lengths so there is no field math required.

Best For

This plan suits anyone who wants a backyard space that functions as a craft studio, reading room, yoga retreat, art studio, or home office annex. The triple window arrangement provides natural light for fine detail work like painting, sewing, or crafting without the eye strain of working under artificial light alone. It also works as a guest suite shell — add insulation, a mini-split, and a small loft for sleeping, and the footprint supports full weekend-guest use.

Frequently Asked Questions

How much does a 10×12 shed cost to build?

A 10×12 gable she shed typically runs between $2,000 and $4,000 in materials depending on window quality, siding selection, and finish level. The additional windows add roughly $300–$600 in material cost over a single-window design but are the single biggest factor in how the space feels to use every day.

Do I need a permit for a 10×12 shed?

At 120 square feet, most jurisdictions require a building permit. Some municipalities exempt accessory structures under 200 square feet from full structural review but still require a zoning or site permit for setback compliance. Check your local rules, especially if you plan to add electrical for lighting or a mini-split system.

What materials are included in the 10×12 shed plans?

The plans include a complete framing package with cut list, materials BOM covering lumber, sheathing, roofing, siding, fasteners, and hardware. The interactive 3D preview lets you see the finished design before you build.
